🏠 Spray Foam Basics

Spray Foam Basics

What is spray foam insulation?

Spray polyurethane foam (SPF) is a two-component liquid that expands on contact to fill every gap, crack, and cavity — creating a continuous thermal and air barrier. It comes in two types: open-cell (R3.5/inch, soft, sound-dampening) and closed-cell (R6.5-7.0/inch, rigid, vapor barrier). Both last 80+ years when properly installed by SPFA-trained crews.

Open cell vs closed cell — which is better for Michigan?

Closed cell is the standard for crawl spaces, basements, rim joists, roof decks, and pole barns because of its higher R-value and moisture resistance. Open cell works well for interior walls and attics where moisture isn't a concern. Most luxury projects use a hybrid approach — closed cell where moisture matters, open cell where budget and sound matter.

Is spray foam insulation safe after installation?

Yes. Once fully cured (24 hours with proper ventilation), modern spray foam is inert and chemically stable. We follow SPFA re-entry guidelines and provide ventilation throughout every install. The foam will not off-gas after curing.

How long does spray foam insulation last?

Properly installed spray foam by SPFA-trained crews lasts 80+ years — the lifetime of the home. It will not sag, settle, lose R-value, or degrade like fiberglass batts.

Can spray foam be removed if needed?

Yes, but it's labor-intensive. Spray foam bonds to surfaces and must be scraped or mechanically removed. This is rarely needed because the foam performs for the life of the building.

💰 Cost & Pricing

Cost & Pricing

How much does spray foam insulation cost in Michigan?

Most Michigan spray foam projects run $1.50–$7.00 per board foot installed. Open cell is $0.50–$1.50/bf, closed cell is $1.00–$2.50/bf. A typical attic project falls between $2,500 and $9,500 before rebates. We provide free written quotes with no obligation.

How much does attic insulation cost in Michigan?

Most luxury Metro Detroit attic insulation projects run $2,500–$9,500 before rebates and the federal 25C tax credit. The cost depends on square footage, existing insulation condition (removal adds cost), and whether you choose blown-in cellulose or spray foam.

How much does crawl space encapsulation cost?

Most crawl space encapsulation projects run $4,500–$14,000 depending on square footage, ceiling height, ground conditions, and whether mold remediation or a dehumidifier is included. The system pays for itself through lower DTE bills and protected hardwood floors.

Is spray foam insulation worth the investment?

Yes. Most Metro Detroit luxury homeowners see 25–30% lower winter DTE bills the first month after install. Combined with DTE rebates (up to $800), the federal 25C tax credit (30% up to $1,200/year), and Michigan HOMES/HEAR rebates, payback typically lands in 3–7 years — and the foam lasts the life of the home.

📋 Rebates & Tax Credits

Rebates & Tax Credits

Does spray foam qualify for DTE Energy rebates?

Yes. DTE Energy offers insulation rebates up to $800. As an authorized DTE insulation contractor, we file every application on your behalf and apply the discount directly to your project.

What is the federal 25C tax credit for insulation?

The Inflation Reduction Act expanded the Energy Efficient Home Improvement Credit (25C). Insulation qualifies for 30% of the project cost up to $1,200 per year on your federal taxes. We provide all documentation for your accountant.

Can I stack DTE rebates with the federal 25C tax credit?

Yes — DTE Energy rebates and the federal 25C tax credit are independent programs. Most luxury Metro Detroit homeowners claim both on the same project for $1,200–$2,000+ in combined savings.

Do you file the rebate paperwork for me?

Yes. All DTE Energy rebate applications, Michigan Saves financing paperwork, and federal 25C tax credit documentation are handled as part of our concierge service at no extra charge.

❄️ Attic & Ice Dams

Attic & Ice Dams

What R-value do I need for a Michigan attic?

The U.S. Department of Energy recommends R49–R60 for Michigan (DOE Climate Zone 5). Most older Metro Detroit homes are insulated to only R19–R30 — leaving thousands in annual DTE savings on the table.

Will new attic insulation stop ice dams?

Yes — properly air-sealed and insulated attics stop the heat loss that melts snow and creates ice dams. For severe cases, we apply closed-cell spray foam to the underside of the roof deck for a permanent fix.

Do heat cables prevent ice dams?

No. Heat cables are a band-aid that treat the symptom, not the cause. They increase your electric bill, fail in extreme cold, and don't prevent the underlying heat loss. Closed-cell spray foam on the roof deck is the only permanent fix.

How long does attic insulation take to install?

Most luxury Metro Detroit homes are completed in 4–8 hours for blown-in or 1–2 days for full spray foam systems with old insulation removal.

📍 Service Area & Process

Service Area & Process

What areas do you serve?

We serve all of Metro Detroit within 50 miles of our Dearborn Heights headquarters — 27 cities including Birmingham, Bloomfield Hills, Grosse Pointe, Northville, Troy, Rochester Hills, Ann Arbor, and the entire Wayne, Oakland, Macomb, and Washtenaw county region.

How fast can you start a project?

Most Metro Detroit projects start within 1–2 weeks of acceptance. Free luxury consultations with thermal imaging are typically scheduled the same day you call.

Are you licensed and insured?

Yes. We are fully licensed in Michigan and carry $2 million in general liability insurance. We provide a certificate of insurance (COI) to any homeowner, property manager, or general contractor upon request.

What does your free consultation include?

An on-site visit by our SPFA-trained estimator including a thermal imaging scan to identify air leaks and R-value gaps, a full scope discussion, review of any existing quotes, and a written itemized proposal with rebate calculations. No obligation.

Do you work with custom builders and architects?

Yes. We regularly coordinate with Metro Detroit's leading custom builders, architects, and renovation contractors on new construction and major renovation projects.

🔧 Crawl Space & Metal Buildings

Crawl Space & Metal Buildings

Encapsulation vs insulation — what's the difference?

Insulation adds R-value. Encapsulation seals out moisture with a vapor barrier. For Michigan crawl spaces, you want both — installed as one integrated system with closed-cell spray foam, 20-mil reinforced vapor barrier, and a commercial dehumidifier.

Will spray foam stop condensation in my pole barn?

Yes — closed-cell spray foam is impermeable to water vapor and bonds directly to cold steel, eliminating the dew point that causes condensation drip. It's the only correct material for Michigan pole barns and metal buildings.

Do you insulate equestrian barns and estate outbuildings?

Yes. We specialize in luxury equestrian barns, collector-car garages, pool houses, guest cottages, and detached outbuildings throughout Bloomfield Hills, Rochester Hills, Northville, and the surrounding estate communities.

Is polyurethane concrete leveling permanent?

Yes — polyurethane is waterproof, inert, and chemically stable with a 50+ year lifespan. It will not break down, wash out, or degrade. Drive on it the same day.
